My nearly two-year tenure at 4040 Wilson apartments was a mixed bag, tarnished primarily by the management's handling of security deposits. As a homeowner, landlord, and licensed realtor with expertise in renovations and building materials, I was shocked when the management company retained a significant portion of my deposit for what I firmly believe were normal wear and tear issues.
Upon meticulous inspection and even documenting the apartment's condition with a move-out video, I confidently left the premises in impeccable shape. However, the management's decision to withhold roughly $1500 for three negligible issues left me bewildered. After multiple discussions, they eventually reduced the amount to $600, citing regular use of a glass cooktop, a minor scratch on the dryer door, and a small rust stain caused by a magnet on the refrigerator. They also noted a dent in the floor and needing to re-glaze a tub, but that was taken out.
It became apparent that this deposit retention practice was not an isolated incident, as other former tenants had similar experiences.
Beyond the deposit issue, I encountered additional drawbacks during my stay. The elevators proved consistently slow and occasionally out of service, causing frustration and delays. Parking was not only expensive but also limited in space, making maneuvering difficult and adding unnecessary time to enter and exit the property. Furthermore, the balconies felt unsafe, rendering them virtually unusable, which was disappointing.
On the positive side, the staff was generally friendly, and the presence of a 24/7 concierge offered convenience and a sense of security. The neighborhood surrounding 4040 Wilson was fantastic, with a plethora of amenities within walking distance.
In conclusion, while the location and staff at 4040 Wilson apartments had their merits, the negative aspects of the deposit retention policy, slow elevators, expensive and tight parking, and unsafe balconies cannot be overlooked. Prospective tenants should exercise caution and document the apartment's condition extensively to protect their deposit. It is my hope that sharing this review will shed light on the questionable practices at 4040 Wilson and encourage a reconsideration of their deposit retention policies.
Just moved here a couple of weeks ago and I couldn’t be happier. The staff is extremely kind and helpful. The building provides clear communication around maintenance as well as constant events around free food and drinks. Every individual I have interacted with whether it’s another resident or an employee has been very kind and considerate, and I’m looking forward to the remainder of my lease, and most likely renewing. Very dog friendly and of course the location being amazing doesn’t hurt.

4040 Wilson has been my home for 3 hrs now. I love this apartment and can’t see myself leaving anytime soon. The location is great, my apartment is quiet, and the rooftop is a fabulous amenity. The staff is also super friendly. I cannot say enough good things about our concierge specialist, Kemi. He is so attentive, friendly, and ensures your building is kept safe. Kudos and thank you to Kemi for all he does for our community!
I have lived at the property for only a few weeks now and can only say good things. The staff including Kemi, Sam and Kathryn have been extremely welcome with sorting out any issue I have had. The apartments are maintained to a super high standard and the roof has an unparalleled view of DC. Great location and great amenities. Top!

Came to Arlington Virginia to visit my daughter who just moved into 4040 Wilson. I can’t thank Sam enough for helping her find the perfect place. Also a big shoutout to Kemi for all his help with moving in and Maya for her help with packages. This is a wonderful place with a great professional staff.
Living in the 4040 has been a fantastic time so far. All the front desk concierge team, Kemi, Edith, Sam… all of them are super kind and very supportive and helpful for all the residents.
